Acting on behalf of Seybourne, LM6 provided acquisition advice in relation to their purchase of Image Business Park, Knowsley from Acord Developments (Kirkby) Limited, a subsidiary of IPPE for £3.5million.
Formerly home to Kodak (Eastman), Image Business Park extends over 38 acres providing 400,000 sq ft of office, warehouse and industrial space where key tenants include Surface Transforms, Future Industrial Services and Ames Goldsmith and is one of the few remaining strategic re-development sites of this scale in the North West.
Knowsley Business Park is home to over 3,700 businesses, is the second largest industrial area in the North West and Knowsley has seen the largest growth in GVA (per head of population) in the whole of the UK. We have seen renewed interest across The Liverpool City Region from investors and developers and this purchase is a ringing endorsement of the Park and the latent potential of the wider City Region
To capitalise on these factors and further to our advice Seybourne will undertake selective demolition to release 15 acres of the site for new development where we are working up a detailed planning consent for industrial schemes from 50 to 200,000 sqft.
The acquisition demonstrates our ability to secure complex transactions of sites of national and regional importance. The project involved complex negotiations with, multiple parties, including re negotiation of existing ground rents & leases from the Local Authority.
