North West Ambulance Service have instructed LM6 Commercial Property to dispose of the freehold of the site formerly occupied by Mersey Regional Ambulance Service HQ together with an associated lease of a telecommunications mast .

The site is offered at a guide price of £ 950,000 exclusive. Interested parties should note:

TITLE

The site is held under 2 titles, where the whole of MS401509 is offered for sale together with part MS372964, as outlined in aerial edged red and detailed in title documents.

Note this will exclude part of Title relating to the NWAS station/workshop at the end of Belmont Grove and the title will alter to reflect potential adoption of Belmont Grove, if required.

ROAD ADOPTION

Potential purchasers should be aware that the access road to the site as shown (LCC Plan Ref: LS52722 see lease/legal document in download section) is un-adopted and extends to 1373 metres approx..

The vendor has had discussions with Liverpool CC in respect of upgrade works required to bring the road upto an adoptable standard and we would be pleased to share the detail of this with interested parties.

TELCOMS MAST

A telecommunication mast is located in the south eastern corner of the site and held under licence dated 28 July 1998 between NWAS and Arqiva Aerial Sites Plc.

The termination date of the licence was extended to 20 December 2020 and this provides a net annual income to NWAS of £35,000.

The occupation of the mast is covered by the OfCom Telecommunications Code of Practice and it is understood that obtaining vacant possession would only be possible with the full agreement of the mast's occupiers.
